How Much Is My Ann Arbor Home Worth?

How much is my Ann Arbor home worth?

I think it is no surprise that home prices’ have gone up this Spring and Summer Market season in Ann Arbor and really all of Washtenaw County.

Sale prices continue to rise, with the average residential sale price posted at $279,311, a 22 percent increase over last year’s average sale price of $228,154.

The Spring market was frantic, (because we has such a low inventor;) but the last month the inventory has increased. This has afforded the buyers looking for a home in the Ann Arbor and surrounding area’s to take a deep breath and look around before they are competing in multiple offer situations.

Ask a local Realtor what your home is worth?

No one knows the Ann Arbor area better than a licensed, professional Realtor.  Especially if they have been in the business for a long enough time to have listed and sold hundreds of homes. Please don’t go to Zillow to figure it out yourself, that is a ze-estimate, not a market value report.

A Comparative Market Analysis

A comparative market analysis is accomplished by looking at both Sold Listings and current active one’s. When I do a CMA for a seller, I try to only go back 6 months. Sometimes that is not possible but we try. One question I learned from a local appraiser was to ask myself, “Would the buyer look at this home compared to the others?”

I am happy to send you the home value of your Ann Arbor home or anywhere in Washtenaw County home. I can send you comparable sold’s and active listings in your neighborhood.

For a specific down to he dollar evaluation, I would need to visit your home for about 10 minutes.

Let me know if I can help, you can fill out the form here to get your no obligation Ann Arbor Market Value Report .
